Since the end of 2022, Köster has been working for Aachen-based BOB efficiency design AG for the second time. After the turnkey construction of an office building in Ludwigshafen, the two partners are now developing an exciting project in Hanover in accordance with the modern BOB standard. On the site of the former Kaiserbrauerei directly at the Fischerhof S-Bahn station, an office building is being built in the first construction phase according to the design of agsta Architekten Dr. Schulte, Petersen & Partner from Hanover. The planning, construction and operation of all BOB properties focus on sustainability, climate protection and economic efficiency. This is probably one of the reasons why the office space of the first construction phase in Hanover is already 100% occupied. E.ON AG has rented a large part.
With its classic clinker façade, the Balanced Office Building BOB in Hanover will be a reminder of the site's industrial history. The result is an architecture that promotes exchange and communication: roof terraces and inner courtyards form the framework for the relaxed exchange of ideas. With a café and other supplementary services, BOB is also to become a new centre in the Linden Süd district.

Eco-friendly and sustainable
BOB efficiency design AG pursues the goal of mass-producing high-quality, climate-friendly office buildings for healthy and sustainable working environments. To this end, it has developed the Balanced Office Building, or BOB for short. Each BOB offers a high level of indoor climate comfort, optimal usage characteristics and high cost-effectiveness. Since a BOB is designed for low life cycle costs, all topics are oriented towards durability, low maintenance, flexibility and cost efficiency in operation. For example, a standardised technology grid can be used to cost-effectively implement floor plan changes in the company or when tenants change. Like its predecessor in Ludwigshafen, the BOB in Hanover will also be supplied with energy from renewable energies. The aim is to achieve DGNB certification in gold and Wired Score certification.
