Both the consideration of the numerous special tenant requests and a series of extensive construction process changes made the so-called "Macherei" in Munich a challenging construction and architectural project. Essential building blocks for the successful realisation of the new office and commercial area in Berg am Laim by Köster GmbH were not least the far-sighted interface agreement of the experienced project and construction managers from the Munich Köster branch as well as the high flexibility of all construction partners involved. Tailor-made and on schedule, Köster realised the customer's wishes for three buildings of the "Macherei", including a turnkey underground car park extending across all construction sites.

A sophisticated architectural language that focuses on users and their needs is an essential characteristic of the "Macherei" in District 14, in the east of the Bavarian capital. The six-part building ensemble aims to remind us of the past of the area with the brick kilns with rough solid brick facades and striking silhouettes and, thanks to post-industrial loft architecture and green spaces, combines this with the individuality of the modern working world. The six visually different components are united by a high standard of flexibility and style. On a total site area of around 26,400 m2, a completely new quarter has been created in the flourishing Munich district.

Forward-looking interface agreements

In close, cooperative partnership, Köster was able to implement the ideas of the clients, Art-Invest Real Estate Management GmbH & Co. KG and ACCUMULATA Real Estate GmbH, on three buildings on time and in a tailor-made manner in high quality. The previous completion of the shell of the underground car park, which was achieved on schedule thanks to the Köster cycle planning despite difficult conditions due to parallel work by other general contractors on the site, served as a calling card for this. On the basis of this, Köster was also commissioned with the turnkey construction of the M6 building, with the shell construction of the M3 and M4 buildings with a gross floor area of 18,000 m2 and with the turnkey construction of the underground car park with 800 parking spaces.

The heart of the area is the M6 building, the so-called "Incubator", designed by the Munich-based OSA Ochs Schmidhuber Architekten. With its brick façade, which is reminiscent of the New York industrial style, and the applied steel and glass architecture, it catches the eye from afar.

Exposed concrete and exposed piping systems

Since Design Offices was determined as the tenant of M6 at a very early stage, the leading provider of corporate coworking in Germany had the opportunity to make numerous special requests during the construction phase, all of which were implemented in close consultation with Köster. On five floors and around 16,300 m², Design Offices in the "Macherei" provides start-ups, medium-sized companies and corporations with different spatial concepts. His main concern was therefore the greatest possible flexibility in the rental. To achieve this, Köster installed variable system walls and dry connections. The focus was also on a sophisticated lighting and acoustic concept for a pleasant working atmosphere.
