Max Baum Immobilien and Competo Capital Partners want to jointly redevelop the Mainzer Landstraße 47 property in Frankfurt/Main. A flexibly usable, 8-storey office building with underground parking and almost 4,000 square metres is to be built. In order to fully exploit the potential of the excellent location, the building is to have a high-quality appearance inside and out and offer future users a first-class, representative address, variably usable for companies with a requirement of between 200 and 800 square metres. In addition, the building is to be aesthetically distinguished from the unattractive and outdated functional buildings to the left and right of the property.
The TEK TO NIK solution creates offices that are flooded with light and can be flexibly divided and divided, with each floor having its own outdoor balcony at the back. In addition, there is a spacious terrace for the top floor.
The design of the façade on Mainzer Landstraße is particularly fascinating. In a circumferential frame of light stone, the main façade is built in a square grid that counts eight units each in height and width. Four square windows form a large square through the natural stone pilaster strips.
Its expressive embossing is created by cubist solid stone pilaster strips up to three meters long, which swing over the building in broad waves. The elements, which were realized with a 5-axis production technology, were each milled out of the natural stone exactly according to the data of the 3D model. Until now, such dimensions were only possible with precast concrete elements. Formed in the form of a highly thermally insulated curtain wall, this durable, ecological and economical type of façade design represents a groundbreaking advance in sculptural design with natural stone.
Result: Instead of banal functionalism, we realized an impressive game with the multi-perspectivity of the three-dimensional elements. The design transformed the address Mainzer Landstraße 47 into an almost spectacular point in the middle of Frankfurt's banking district. The sculptural façade attracts attention with its elegance that has an effect on the urban space. The investor community was able to sell the fully let building shortly before completion.
The building was awarded a nomination for the German Natural Stone Award 2015 (category C) as well as the title Winner Product at the Iconic Award 2015.
