The Kontor am Kai office and commercial building is located on the former ThyssenKrupp industrial site on the urban promenade of Lake Phoenix in Dortmund, a marina with a historic castle and residential and leisure facilities in the immediate vicinity. Burgplatz between the harbour, the Kontor am Kai and the Tull Villa is the focal point in the centre of the Dortmund-Hörde district, a former steel site about 5 km south-east of Dortmund's city centre.

With its urban setting, the building blends harmoniously into the existing building structure and sets a strong architectural accent in the future central harbour area. The comb structure developed for this purpose creates two individual courtyards on the street side to access the buildings. The three wings of the building made of light limestone penetrate the glass block of the building, which lies longitudinally on the water's side and is staggered on the upper floors. Staggered storeys and risalites structure the building and provide analogies to Hörder Burg.

The façade of the three building blocks is clad in a light sand-coloured limestone, which contrasts with the anthracite-coloured metal-glass façade. The façade is structured by the recessed lintel and parapet panels of the natural stone façade as well as the strongly pronounced frames of the element façade.

The IT consultant KPS uses the flexibly divisible office floors as the main tenant. The building takes into account the variable requirements of a modern IT company. Individual, group and team offices are just as much a matter of course as workshops and retreats for creative work. On the ground floor, two large, lecture hall-like design centres with elaborate media technology have been developed for the first time, in which projects can be worked on together with customers. The two roof terraces have been converted into lounge areas and are accessible to employees. Two large awnings of 80 m² provide shade in summer.

In addition, the ground floor has two shop and catering units with outdoor catering, which complete the offer at Lake Phoenix. The underground car park is designed for the future with 10 charging stations for e-mobility, as well as a bicycle station with 42 parking spaces and 141 car parking spaces.
