Modern buildings require less and less energy, but the effort required for maintenance and maintenance is getting higher and higher. For the new headquarters of Baumschlager Eberle Architekten, new territory was to be broken in many respects.

Characteristic of BEA's typical signature. And along with the realization of a technical revolution – through the extensive renunciation of technology. A global lighthouse project.

Visionary thinking for the future: A universal prototype. A global role model. What can people regulate if you do not have any heating, ventilation and cooling systems in an office building? The answer is called 2226 and is located in Millennium Park Lustenau.

A building as an experiential part of its surroundings. More than just architecture. And a name that was not chosen arbitrarily: in the 2226 it is constantly between 22 and 26 degrees. The heat sources in the house are those that are present anyway: the users themselves – each person has an average heat radiation of 80 watts – as well as the lighting, computers, copiers and even coffee machines.

Living with the elements: In the perfect indoor climate, the calculated angles of incidence of the sun and the intelligently controlled flow of the wind fulfil a noticeable sense of well-being. In high rooms and clearly structured architecture, a spacious, light-filled atmosphere unfolds. Behind this is the technical vision: based on the findings of more than 35 years of Baumschlager Eberle Architekten. The 2226 impresses. Through reduction, lower construction costs, low energy costs, a more natural climate and thus more well-being.

One building, four seasons, many ideas: In winter, the waste heat from all heat sources ensures a pleasant room temperature. Sensor-controlled ventilation sashes of the windows hinged on the inside open automatically as soon as the CO2 content or the temperature in the room rises. In the summer heat, the wings open at night to cool the 2226 with natural draughts. The sensors of the air conditioning system can be bypassed and the ventilation sashes can be operated individually by hand.

The thermal mass ensures the necessary temperature stability of the building: as an elementary means of architecture, the outer walls are divided into 38 cm static and 38 cm insulating brick masonry. The walls were given a smooth lime plaster on both sides, which becomes harder and more dirt-repellent on the outside over time under the sun's rays. A first glimpse into the future of the 2226 concept, which will last a long time as a building surrounded by high-quality materials with a lifespan of 200 years. First, however, the 2226 will be an example of new thinking for a long time to come.
