Project developer Garbe Industrial Real Estate and the logistics experts of the general contractor Köster will set new standards together. Not only the supporting structure and the façade will be made of wood, but also other parts of the building. An ideal building for the "green" commercial area at the port of Straubing-Sand.

The conditions for the project are ideal: a site operator who has high expectations of the sustainability of the companies located there has a suitable property; a real estate developer is willing to break new ground in the construction of a large logistics property to achieve greater sustainability; and a general contractor brings both the expertise in the construction of logistics halls in wood and the commitment to implement and implement innovative processes.

Blooming location
The Straubing-Sand port industrial estate offers good transport connections via the A3 motorway and an optimal location between the metropolises of Munich, Passau and Regensburg. The plots are in demand. Only those who meet high sustainability requirements and also have something to offer in terms of resource conservation and biodiversity will be awarded the contract. These include gold certification from the German Sustainable Building Council (DGNB) as well as the use of sustainable building materials or measures for species conservation. "We took these criteria into account when planning the hall, as well as the wishes of our regular customer GARBE," explains graduate engineer and Köster project manager Michael Biederer. The latter was then awarded the contract for the 47,149 m² plot.

Sustainable project development
Sustainability has long played an important role for GARBE. In this context, the company is also dealing with the topic of wood in the construction of logistics properties, knows Nikola Schröder, sales engineer and central contact person for the customer at Köster: "We have been working successfully with GARBE for years and accompany and advise the customer on his way to greater sustainability. For example, we have already implemented a project with a roof construction in wood for GARBE in Stapelfeld." Project manager Michael Biederer has also noticed the growing interest of regular customers in the new building material. "The project manager, who is also responsible for the project in Straubing on the GARBE side, visited the hall we built in Neuötting in advance and was convinced of what he saw there."

As much wood as possible
"The requirement during the planning was clear: "We should build as many building parts as possible in wood," says Michael Biederer, summarizing the basis of the planning. The Köster team gladly accepted the challenge and researched, calculated and planned the hall, which offers a total of around 24,500 m² of gross floor area as well as 2,400 m² of storage and office mezzanine. "The supporting structure, i.e. supports and trusses, is made entirely of wood. The façade will also be made of wood. The 2.50 m high and 8 m long precast elements do not require any plastics at all and thus accurately reflect the theme of "ecological building". In addition, the perimeter walls of the mezzanine offices will be built in wood, and the supporting structure of the drywall walls in the offices will be made of wooden studs," says Michael Biederer, describing the construction and mentioning two special highlights: "The elevator shaft and a 12-metre-deep canopy will also be made of wood." The Köster team was able to score points with the customer with the extensive catalogue of suggestions, explains Michael Biederer: "Our negotiating partners at GARBE noticed how intensively we had dealt with the opportunities and possibilities of wood as a material in the construction of logistics properties."
